Hollow drive inspection

On Tuesday I had the pleasure of working with the agent Claire Jazbec as well as Adam the client. I started with taking pictures of the interior lines leading out to the septic tank. The basement was in good condition and so were the lines. We as inspectors like to see black ABX piping leading out to the septic tank but schedule 80 PVC works just fine. Everything looked ok inside, so it was time to go outside and have a look-see inside the tanks.

The tanks were covered by cement slabs, very common to see, which were covered by old whiskey barrels that served as planters; very cute. I opened the tanks to see that the tank had been serviced in the recent past. How can you be so sure you may ask? I know from experience and may hours of education. They ddnt have an entry baffle but thats not a great big deal.

I opened the exit tank and to my surprise there was a recent fix inside the holding tank where the exit to the leach lines was. It seems in the recent past they had changed the system to an off-lot system. What is an off lot system you might ask? Its where the property has been deemed not capable of having a soil absorption system so the effluent, after it has been thoroughly separated from the solids, is pumped out into either sprinkler heads or into a nearby sump pit.

Adam had a lot of questions which I always am here to answer. He asked me if this was a normal set up, or if I had seen something like this before. I assured him that it was common and it been done in accordance with local standards. He asked me if there were people that may come out and test the water coming out of his septic area. I assured that I had never heard of anyone testing effluent coming out of a septic system and that his system was trustworthy and relaible.

we then moved on to the well which had a fastened well cap which I always like to see. He asked me if I would take samples and send them to a lab and I assured him that I would do so because I wanted to ensure that the water was safe to use and bathe in. We test for lead colloform and E. Coli. I tested his water pressure and his water bladder with a pressure gauge and a flow gauge. Perfect! 4.8 GPM and 30/50 pressure system. He also asked if putting a valve before and after the filtration system was a good idea and I agreed with him. Changing your water filter regularly is not just good practice its protecting your investment!

All together I had a great time connecting with a new client and a new agent Claire Jazbec of Keller Willimas. She was professional, friendly and approachable. I surely hope to do business again with her and upon leaving I wished Adam good luck in his home ownership journey and if he had any questions, he shouldn’t hesitate to call me.
